HOMEOWNER RESPONSIBILITIES

Read and comply with the governing documents of the community

Maintain their properties according to established standards

Treat association leaders honestly and with respect

Vote in community elections/other issues

Pay association assessments/charges on time

Contact Heritage, if necessary, to discuss financial obligations and alternate payment arrangements. Request reconsideration of material decisions that personally affect them

Provide current contact information to HOA/Heritage to help ensure they receive information from the community

Ensure that those who reside on their property—tenants, guests or family members—adhere to all rules and regulations
HOA RESPONSIBILITIES

Enforce the governing documents of the community

Establish, publicize and enforce rules and penalties

Establish sound fiscal policies, maintain records, develop workable budget, establish reserve funds, and collect assessments

Authorize legal action against owners who do not comply with the rules

Provide adequate insurance coverage

Engage professionals for the Association
-
Maintain the upkeep of the common areas of the community

Inform members of important board decisions and transactions
-
Attend and participate in Board Meetings
